Happy New Year!

Just a few days removed from closing the books on 2018 and ringing in 2019, I feel great about where we as a community are and where we’re headed this year and in those to come. Unlike the beginning of last winter, Mother Nature offered our resorts more of “The Greatest Snow On Earth” to start the season, making locals and visiting skiers and snowboarders happy to spend part of the Holiday Season at our world-class resorts. For those who stayed or ventured into the valley, Salt Lake’s lights and sights were awe-inspiring, to say the least.

And now that the Holiday Season has come and gone, we look to the future and the implementation of our 2019 Comprehensive Sales and Marketing Plan to ensure the long-term success of Salt Lake’s visitor economy. The 2019 Plan features three key strategic initiatives: the implementation of Blueprint Salt Lake, a strategic action plan to grow the impact of the regional economy in the greater Salt Lake region; a comprehensive “re-imagination” and redesign of the Salt Palace Visitor Center (downtown Salt Lake’s “community living room”); and the establishment of the Salt Lake Sports Alliance.

We will work tirelessly to implement these key strategies, but rest assured we will remain diligent and attentive to the ever-changing landscape of our industry, adapting and acting accordingly to take full advantage of the opportunities presented.

March YOY Hotel Occupancy Forecast

Visit Salt Lake has developed occupancy forecasting models by using STR Analytics daily hotel data. STR Analytics produces a ‘Daily Trend Report’ (DTR). The DTR is a report of hotels’ daily percentage occupancy, average daily rate, and resulting RevPAR. Visit Salt Lake has purchased a subscription to DTR for Salt Lake in two sets. One for total Salt Lake County (approx. 19,700 rooms), and the other for the Salt Lake County Convention District (“SLCD,” approx. 6,400 rooms). By simple interpolation, we derive the data set for Salt Lake hotels that are located outside the SLCD (approx. 13,300 rooms).

VSL has DTR information from January 1, 2012, to the present. Hotels in the SLCD are located in the downtown area, and 98% of their hotel reservation systems are directly linked to STR Analytics. This enables STR to produce its DTR with a high degree of accuracy and provides reliable insight into the effects of events in Salt Lake. Approximately 80% of the hotels inside Salt Lake County but outside of the SLCD link their reservation systems to STR Analytics. The other hotels participate in surveys conducted by STR.

The graph above shows hotel occupancy forecasts for March 2019. Occupancy forecasts are estimated by the number of convention attendees, day-of-week, seasonality, and location.

There are two graphs for each forecasted month:

  • Hotel occupancy inside the SLCD
  • Hotel occupancy outside the SLCD

The graphs also show historic year-over-year occupancy rates, convention dates, and claimed convention attendance.

A shout-out this month to all of our Visit Salt Lake member ski resorts. It was a challenging snow season last year but, so far, it looks like we are back on track to have a stellar ski season this year! The resorts have worked long and hard to be ready for this season. As soon as the weather turned cooler, the resorts got to work with their snowmaking equipment, successfully providing a strong base. Mother Nature added on top of that a good “dump” of that famous fluffy Utah snow just in time for the Thanksgiving holidays. To date, the Cottonwood Resorts have recorded 22 days of snow since November, totaling between 12 and 15 feet of snowfall. This season, we’re looking forward to more of the deep, light powder these resorts are famously known for. We predict the best is yet to come!
